The JDI Group teamed with GEM Inc. for the design-build delivery of this 794,558 SF manufacturing facility.
JDI led the design phase for several additions to the manufacturing areas and corporate office. Our team provided permit drawings for a new warehouse addition, tank room addition; truck unloading addition; corporate office addition; and maintenance shop addition; as well as multiple interior alterations for the new process within the existing facility.
Our civil and surveying team led the site development for all new additions, presenting plans and concepts to the local plan commission for approval. Designs were coordinated with the City to coincide with their full road renovation project and to accommodate heavy truck circulation. Our team provided a comprehensive stormwater management plan including the extension of existing sewers and a new detention facility. JDI provided an upgraded sanitary lift station design to the City to accommodate the increased usage and new and extended utilities were designed to serve the building.
A new facade and entry canopy at the main entrance and employee entrances guide employees and visitors while offering protection from the weather.
JDI’s mechanical and plumbing team reconfigured the fire suppression system and added a new fire pump and risers. We also provided a design for a cooling water system and a compressed air system for a new line.
Our electrical engineers provided the design for two new utility-owned service transformers and the associated power distribution system for the new process equipment. This work also includes electrical one-lines for transformers and associated MDPs. New power and lighting throughout the existing facility, corporate offices, and new additions.
The project was expedited as JDI worked side-by-side with the contractor, as construction and design overlapped on this multi-phased project.
With sustainability in mind, the client will be applying for LEED Gold certification in the corporate office and has implemented best practices in sustainability throughout the entire project. The overall project construction cost including the new manufacturing process is estimated at $60M.
