The JDI Group provided architectural and engineering services to support the relocation of a Lucas County Clerk of Courts Title Office from its previous location on Madison Avenue to an existing retail suite on West Sylvania Avenue. The project involved reconfiguring the interior of the new space to meet operational and public service needs, including removing one of two existing restrooms, adding a storage room, and incorporating a new office and break room with full amenities.
JDI’s scope began with a comprehensive field investigation at the project site, followed by design review meetings to align with the County’s goals. The architectural team visited other County Title Office locations to inform layout and design preferences, looking at two options, but ultimately producing one conceptual floor plan. Final construction documents included a detailed floor plan, life safety plan, elevations, wall sections, a door and hardware schedule, finish schedule, and a ComCheck energy code evaluation.
The mechanical engineering team provided load calculations tailored to the tenant space, including ductwork, a furnace, a condensing unit, and plumbing layouts for the break room. Electrical engineers designed power distribution and receptacle layouts, lighting systems, including emergency and exit lighting, data cabling, and power for a “Now Serving #” display.
JDI also supported the County through the bidding process by preparing a construction cost estimate, attending the pre-bid walk-through, responding to bidder questions, issuing addenda, and providing a contractor award recommendation.
During construction, JDI offered limited administration services, including reviewing shop drawings, responding to contractor RFIs, conducting up to six site visits, evaluating pay applications, and leading a final walkthrough to develop a project punch list.
Through close collaboration and a full-service design approach, The JDI Group delivered a tailored solution that supports the operational needs of Lucas County while maximizing the potential of the new retail location.
